Chalets in Faraya, to buy or for the season

Faraya is where much of Lebanon goes to ski. The village sits high in Keserwan, below Mzaar Kfardebian, the largest ski resort in the country, and about an hour from Beirut when the road is clear.

That makes a chalet here two things at once: a winter base for the family, and one of the few kinds of Lebanese property that can pay its way as a short-stay rental. Below are the Faraya chalets we are marketing now, each one visited by someone on our team, and what we tell people before they commit.

Buying a chalet in Faraya: what to check

A mountain chalet is judged in January, not in the photographs. These are the questions we ask on every viewing, and the ones worth asking of any chalet you are shown.

  • Winter access. Ask how the road to the building is cleared after a storm and who pays for it. A chalet you cannot reach in January is a summer house.
  • Heating, and what it costs to run. Diesel, electric or a wood stove, and what a full season costs. For most owners this is the largest bill of the year.
  • Electricity. The generator subscription in amps, and whether there is solar or battery backup for the nights the grid is off. Heating and a hot shower both depend on it.
  • Common charges. Many chalets sit in complexes with a fee for snow clearing, security and upkeep. Get the figure in writing before you make an offer.
  • The title deed. Individual or shared, and whether it is registered. We look at this before a listing goes up, and you should see it before you pay a deposit.
  • Parking. Covered parking matters far more here than on the coast. So does somewhere to leave skis and wet boots that is not the living room.

Is a Faraya chalet a good rental?

Demand is seasonal, and it is real. Searches for chalets in Faraya start climbing in November and peak in January, with a second, smaller rise in July and August, when people head up to the mountains for the cooler air.

A well furnished chalet close to the slopes or the village can let by the weekend in winter and by the month in summer. The months in between are quiet, so budget on the two seasons rather than on twelve full months. A chalet sold as Airbnb-ready should come with its furniture, and ideally a record of what it has earned.

Renting a chalet for the season

The chalets we let are for a month, a season or a year. For a single weekend, a booking site will be quicker.

If you want the whole ski season, or a summer in the mountains, tell us your dates early. The best places are usually taken well before the first snow, and many are let without ever being advertised.

Questions people ask

How far is Faraya from Beirut?
About 45 km. Allow roughly an hour in normal traffic, and longer on a snowy weekend, when half of Beirut has the same idea.
When is the ski season in Faraya?
Usually from December to March, sometimes into April, depending on the snow. Mzaar Kfardebian opens its slopes once there is enough cover.
Are the prices in dollars?
Yes. Property in Lebanon is bought, sold and let in US dollars, and every price on this site is in USD.
Can I buy a chalet in Faraya without being in Lebanon?
Yes, and many of our buyers do. We send a video walkthrough, check the title, and coordinate the notary and a power of attorney, so you only fly in if you want to.
