For owners and landlords
Thinking of selling? Start by finding out what it is actually worth.
Most property in Lebanon sits unsold for one reason: it was listed at the price the owner hoped for rather than the price a buyer will pay. We will tell you the difference before you commit to anything, even if that is not what you want to hear.

A large share of buyers are not in the country
Since 2019 a great deal of Lebanese property has been bought by people living abroad, in cash, often without visiting first. They are hedging against currency risk and buying somewhere to come back to.
That buyer needs more than a listing. They need photographs that show the truth, a video walkthrough on request, a straight answer about the title, and someone who will answer a WhatsApp message at an odd hour because of the time difference.
If your property is only shown to people who can drive to it this weekend, you are being shown to a fraction of the market.
- We photograph it ourselves
- Someone comes, opens the shutters, and shoots it properly. No phone snaps in bad light, and no borrowing another agency’s photos.
- We price it against what actually sold
- Not against what neighbours are asking. Asking prices are opinions; closed sales are evidence.
- We check the title before listing
- Individual or shared, registered or pending. Finding a problem at the notary kills a sale; finding it now does not.
- You hear from us either way
- Including when there is nothing to report. Silence is how owners end up assuming their agent has given up.
What is yours worth?
Tell us the area, roughly the size, and which floor. That is usually enough for an honest range. No valuation fee, and no obligation to list with us afterwards.
Ask on WhatsAppWe are looking beyond Lebanon
The same buyers who ask us about Beirut ask about Cairo, Dubai and Limassol. We are exploring how to serve them properly, which means working with people who know those markets the way we know ours rather than pretending we do.
If you are an agent, developer or lawyer in Egypt, the Gulf or Cyprus and you work with Lebanese and diaspora clients, we would like to talk. Referrals in both directions, on terms agreed in writing.
